1. the overall accommodation contract (rental contract) is concluded as soon as the room/functional space has been ordered or confirmed, or, if a confirmation was no longer possible due to time constraints, made available.
2. the conclusion of the overall accommodation contract (rental contract) obliges the contracting parties to fulfil the contract, regardless of the duration of the contract. The contract cannot be cancelled unilaterally.
3. tentative or option dates are binding for both contracting parties. The hotel reserves the right to let the reserved rooms/functional rooms to other parties after the expiry of the tentative or option dates.
4. reserved hotel rooms are available to the guest from 3.00 p.m. on the day of arrival until 11.00 a.m. on the day of departure. Unless an arrival time or a guaranteed booking has been expressly agreed, the hotel reserves the right to allocate reserved hotel rooms to other guests after 6.00 pm.
5. reserved function rooms are only available to the service recipient at the time agreed in writing. Utilisation of the function rooms beyond the agreed period requires the prior approval of the events department.
6. the service recipient shall not acquire any claim to the provision of specific hotel rooms or function rooms. Should agreed rooms or function rooms not be available for whatever reason, the hotel shall be obliged to provide an equivalent replacement, including outside the hotel, insofar as this is reasonable.
7. in the event of changes or cancellations of hotel rooms, function rooms and arrangements by the service recipient, the following will be charged
a) Up to 40 days before arrival: no costs
b) 39 to 30 days before arrival: 30% of the agreed services/arrangements
c) 29 to 14 days before arrival: 45% of the agreed services/arrangements
d) 13 to 4 days before arrival: 60% of the agreed services/arrangements
e) 3 to 0 days before arrival: 100% of the agreed services/arrangements
f) for bookings for bed and breakfast only 7 to 0 days before arrival: 80% of the agreed room price. If the agreements with the hotel include more than 50 overnight stays per event, the deadline shall be extended to 30 days. The hotel shall endeavour to reallocate unused rooms, function rooms and arrangements as far as possible in order to avoid cancellations. Until the contractually agreed rooms, function rooms and arrangements are otherwise allocated, the service recipient must pay the calculated amount for the duration of the contract, taking into account the aforementioned cost regulation. Third-party services that were ordered by the hotel on behalf of the service recipient and not used are to be reimbursed in the event of cancellation in accordance with the terms and conditions of the third party.
8. in order to ensure an orderly processfor group bookings (12 persons or more) , the service recipient/orderer is obliged to provide the hotel with the list of participants 5 days before the arrival of the group.
9. if the service recipient/orderer is not also the organiser, both shall be liable as joint and several debtors.
10. if the organiser is a political association, the approval of the hotel management is also required for the contract to be valid. If the service recipient/customer conceals from the hotel that the event is a political event, the hotel is entitled to cancel the contract immediately and to charge the corresponding provision costs in accordance with 7.
11. if it becomes apparentafter conclusion of the contract that the event agreed with the service recipient/customer threatens to jeopardise the smooth running of the business, the security or the reputation of the hotel, the hotel may withdraw from the contract with immediate effect. This applies in particular if the hotel was not adequately informed of the true purpose of the event by the service recipient/customer when the contract was concluded.
12. invoices are payable without deduction within 14 days of the invoice date.
13 Credit cards (AMEX, DINERS, EC, VISA) are only accepted for payment of amounts that are neither subject to a commission claim nor subject to special framework agreements.
14. if the period between conclusion of the contract and provision of the serviceexceeds 3 months, the hotel reserves the right to make price changes without prior notice. Changes in value added tax shall be in favour of or at the expense of the service recipient/customer, irrespective of the time of conclusion of the contract. All prices are quoted in EURO and include VAT.
15 Verbal collateral agreements are not made. All amendments or additions must be made in writing to be effective.

17. in the case of seminars, conferences, congresses, banquets, balls, exhibitions, lectures, etc., the following must also be observed
(a) A change in the number of participants for a communal meal must have been communicated in writing no later than 5 working days before the start of the event; otherwise at least the number of participants ordered will be invoiced.
b) The service recipient/purchaser shall be liable for payment of any additional food and drink ordered by the event participants.
c) The bringing of food and beverages requires the prior authorisation of the hotel.
d) No liability is accepted for the loss of or damage to items or exhibits brought into the hotel. All decoration material must comply with fire regulations.
e) Decorative materials or other objects may not be attached without the hotel's consent. The service recipient/customer shall be liable for any damage to the hotel's furnishings or inventory caused by third parties during use, assembly and dismantling during the event, without proof of fault.
f) Any faults in technical or other equipment provided by the hotel shall be rectified immediately by the hotel as far as possible. The hotel reserves the right to withhold or reduce payments.
g) Municipal charges on the occasion of the event, such as entertainment tax, curfew extensions, GEMA and GÜFA fees shall be borne by the service recipient/customer.
h) The following function room provision costs shall be charged by the hotel per event day:
Room Ammerland:
1,500.00 € for exhibitions
450.00 € for seminars, conferences, congresses, lectures
Friesland area:
1,500.00 € for exhibitions
450,00 € for seminars, conferences, congresses, lectures
Room LOBBY:
1,000.00 € for exhibitions
250,00 € for seminars, conferences, congresses, lectures
Room Wangerland:
500.00 € for exhibitions
250.00 € for seminars, conferences, congresses, lectures
Treibholz room:
1,500.00 € for exhibitions
450.00 € for seminars, conferences, congresses, lectures
The following rental calculation basis applies for function room provision costs:
Function room provision costs minus 10% of the total turnover from LOGIS & GASTRONOMIE generated for the event.
This percentage is used to determine the remaining rent.
i) Other costs in connection with an event:
From 02.00 a.m. onwards, the hotel will charge a night service fee of € 250.00 per hour or part thereof for events.
§ 305 Inclusion of the General Terms and Conditions shall be deemed an integral part of the contract
(1) The present General Terms and Conditions (GTC) are an integral part of the contract, which the hotel provides to the other contracting party upon conclusion of the contract.
(2) These General Terms and Conditions (GTC) are always an integral part of the contract because the hotel expressly refers to them when concluding the contract with the other contracting party.
(3) The contracting parties agree in advance on the validity of certain General Terms and Conditions with their requirements.
